For all creative transactions, a 50% deposit is required up front and the remaining 50% will be paid at closing. In the event that the transaction does not finalize than you will not be required to pay any additional fees.
WHAT IS A TRANSACTION COORDINATORS ROLE
- Organize Documents provided to ensure clarity
- Open Escrow
- Request a Title Report
- Review Tile Reports and Forward to Clients with observations
- Push things along for the sake of expediting closing
- Communicate with all parties for any missing elements of the transaction
- Navigate Transaction Roadblocks and escalate to the Client, if needed
- Organize Transaction documents for easy access and filing
- Transaction Process Explanation for all parties
- Maintain Title and Attorney relationships through elevated communication and organization strategies
- Evaluate and elevate, if needed, potential pitfalls within the transaction or process
- Reviewing closing/lending documents and forwarding to clients with observations
- Assist with some administrative tasks such as but not limited to:
- Order Inspections and appraisals
- Assist with Utilities transfers
- Post Close Transfers for creative transactions
- Servicing Setup Assistance
- Notary Signings, if needed
- Lending Transaction Tracking
